Is Spring Finally Here? What It Means for Calgary’s Real Estate and Rental Market

In Calgary, spring doesn’t arrive all at once.

It shows up in stages.

First the snow melts. Then patios appear. Someone confidently says winter is over… and a few days later Calgary delivers another snowstorm just to keep everyone humble.

But while the weather may be unpredictable, one thing is consistent every year: spring is when both the real estate and rental markets in Calgary start getting busy.

At Drummer Realty & Property Management, our team starts seeing the shift early. Buyers begin booking more showings, homeowners start preparing to list their properties, and rental activity begins to pick up as people plan moves for the warmer months.

Of course, in Calgary we’ve also learned not to trust the first signs of spring too quickly.

The Classic “False Spring” Signs Around Calgary

There are always a few signs that make it feel like spring has arrived, even if winter still has one more surprise waiting.

One of the most obvious signs is when the car wash lineups suddenly get longer. After months of road salt and gravel, Calgary drivers rush to clean their vehicles on the first sunny weekend of the year… only to see another snowfall a few days later.

Then there’s the patio furniture phenomenon. The moment temperatures climb above freezing, someone in every neighbourhood brings out their deck chairs and fires up the BBQ. It feels like summer is right around the corner,  until a fresh layer of snow shows up overnight.

Even real estate listings join in on the optimism. When browsing homes online, buyers often see beautiful green lawns in listing photos even though there may still be snow outside. That’s simply because many homes are photographed during Calgary’s short but spectacular summer season when properties look their best.

When the Real Estate Market Starts Warming Up

Despite the occasional snowstorm, spring consistently marks the beginning of one of the busiest times for the Calgary real estate market.

Longer daylight hours and improving weather tend to bring more activity from both buyers and sellers. During this time we often see:

  • first-time buyers beginning their home search

  • families upgrading to larger homes

  • homeowners preparing to sell before summer

  • investors exploring opportunities in growing neighbourhoods

As more listings hit the market, buyers have more choice, which makes spring an ideal time to start exploring options if you’re thinking about buying or selling property in Calgary.

Spring Also Brings Movement in the Rental Market

Spring doesn’t just impact home sales, it also brings increased activity in the Calgary rental market.

As the weather improves, many tenants begin planning moves. Students finish school terms, professionals relocate for work, and families look for new rental homes before summer arrives.

For property owners and investors, this often means:

  • higher demand for rental properties

  • more tenant turnover

  • opportunities to review rental pricing and market conditions
